Land deals dominate as Limassol leads high‑value transactions
A new Philenews report reveals that the 50 most expensive property sales in Cyprus during Q1 2026 totalled €197.7 million, with Limassol once again dominating the high‑value segment. The data, provided by property analytics firm Ask Wire, highlights a market increasingly driven by land acquisitions, signalling the early stages of a new development cycle.
According to the report, the single largest transaction was a €19.7 million field with a building in Moni, Limassol, topping the national list for the quarter.
Top 10 Sales: Land Takes Centre Stage
The top ten transactions alone amounted to €83.9 million, with land deals making up the majority. Philenews notes that Paphos recorded five of the top ten sales, followed by Limassol with four and Larnaca with one.
Ask Wire CEO Pavlos Loizou highlighted the significance of this trend, stating:
“A significant finding emerging from our analysis is the dynamics of the land market… an indication that the market is preparing for or pricing in a new development cycle.”

Loizou added that in every district, the most expensive sale involved a field or plot, reinforcing the shift toward land‑driven investment.

Philenews reports that the Q1 2026 figures provide a valuable benchmark for Cyprus’ high‑value real estate market during a period of geopolitical uncertainty. Loizou emphasised that continued monitoring will help determine “whether and to what extent regional developments are affecting demand, liquidity and investment decisions.”
