Utilities Requiring Transfer
The following utilities must be transferred into the tenant’s name within 1–3 business days of move-in:
- Electricity: Electricity Authority of Cyprus (EAC)
- Water: Local Water Board (EOA)
Landlord Responsibilities Before Handover
- Provide the tenant with the signed Lease Agreement.
- Provide Municipality Tax Clearance (required for water transfer).
- Provide Company Certificate (if the landlord is a company).
- Provide Power of Attorney if unable to attend the EOA office when required.
- Ensure all outstanding utility bills are settled.
Meter Readings at Handover
Record readings together with the tenant and take timestamped photos.
Water Account Transfer (EOA)
Documents the Tenant Will Need
- Lease Agreement
- Passport or Identity Card
- Municipality Tax Clearance (provided by landlord)
- Company Certificate (if applicable)
- Power of Attorney (if landlord cannot attend)
- Photo of the water meter
- €300 refundable deposit
Landlord Notes
- Some municipalities require landlord presence or Power of Attorney.
- Ensure all previous bills are cleared.
Electricity Account Transfer (EAC)
Documents the Tenant Will Need
- Lease Agreement
- Passport or Identity Card
- Company documents (if applicable)
- Deposit:
- €300 for EU citizens
- €350 for non-EU citizens
Landlord Notes
- Landlord does not need to attend the EAC office.
- Ensure the previous account is closed or transferred out of your name.
Recommended Handover Procedure
- Meet the tenant at the property.
- Record meter readings and take photos.
- Provide all required documents.
- Remind the tenant to complete transfers within 1–3 business days.
- Request confirmation once transfers are completed.
Confirmation of Utility Transfer
It is recommended that landlords request written confirmation or copies of the new contracts.
